The “Missing Middle” in U.S. multifamily housing—projects in the 150–300-unit range—represents a paradox: largely ignored by institutional capital, yet brimming with opportunity for sponsors willing to master the fundamentals of site selection, underwriting discipline, and operational efficiency. This presentation unpacks the Missing Middle through a multifamily operator and sponsor lens, revealing why these mid-sized assets can outperform both smaller properties and mega-scale complexes when approached strategically.
The session covers five interconnected topics:
(1) The Profit Opportunity Gap explores how fragmented ownership, slower institutional adoption, and mispricing create outsized yield and value-add potential in the mid-range. We’ll examine why a GP can often achieve better risk-adjusted returns here than in the hyper-competitive institutional segment.
(2) Underwriting the “Missing Middle” emphasizes exit-focused discipline, determining the viable buyer pool, target basis, and yield-on-cost before an investment is made.
(3) Land Economics & Site Selection shifts focus to how investment committees screen locations. We’ll connect pricing, achievable rents, and operating expenses into a framework for evaluating a new development exit strategy.
(4) The Institutional Investor “Standoff” acknowledges why large institutions have historically avoided this segment including insufficient scale per check, execution risk, lack of standardization, and we’ll explore emerging signals that this calculus is beginning to shift as core markets mature and yield compression drives diversification alongside AI investment and technology advancement.
(5) Sponsorship Efficiency brings the conversation home: time and capital are finite resources. We’ll assess how GPs weigh a Missing Middle opportunity against alternatives on a time-adjusted, risk-adjusted basis, and what project characteristics make a mid-sized deal “worth it” from an operator’s perspective.
The Missing Middle is not a consolation prize for sponsors who couldn’t land a 500-unit deal. Rather, it is a distinct asset class with its own playbook that rewards diligent pursuit, rigorous underwriting, and an honest assessment of sponsor capacity. For architects and developers who understand these dynamics, the ability to position and structure projects accordingly becomes a competitive differentiator in attracting the right capital partners and future buyers.
Biography
As the Vice President of Investments, Trey currently helps oversee Multifamily acquisitions, portfolio management, and corporate strategy. Prior to Tailwind, Trey spent nearly three years at Cushman & Wakefield focused on Multifamily Investment Sales. Trey studied Finance at the University of San Diego where he also played football, and he currently resides in Orange County, California.Synopsis
Climate change is here, and communities large and small are confronted with more frequent and intense heat waves, volatile winter weather, and unfamiliar patterns of precipitation. These risks are exacerbated by the fact that the built environment in every community was designed for a past climate that no longer exists. As the global atmosphere rapidly approaches 1.5°C of warming and carbon emissions continue to grow, how can we navigate this reality, manage growing physical risks, and design, build, and maintain structures that are prepared for the future? In this session we’ll explore these questions, learn how to apply world-class climate model data and maps, and build the climate literacy that is essential for anyone working in the built environment today.
Biography
When Alison began working on climate change in 2015, she realized that her experience in the arts gave her a distinctive ability to help climate scientists translate their work for public audiences.
Today, as Executive Director of Probable Futures, she is committed to providing opportunities for people around the world to deeply understand climate change and take actions to prepare for and mitigate its impacts. In her role, she convenes leaders across science, design, technology, business, and culture, to develop useful, resonant, and beautiful climate change tools and resources.
Alison’s previous roles have included Vice President for Strategy and Advancement at the Woodwell Climate Research Center and Vice President for Development and Marketing at the New Bedford Whaling Museum. She has also served in several fundraising and community-building roles in south Florida: the Norton Museum of Art in West Palm Beach, Ballet Gamonet in Miami, and the Jerry Herman Ring Theater in Coral Gables. Alison earned a Bachelor of Fine Arts in Theater Arts Management from the University of Miami (FL). In 2023, Alison was named as one of the Grist 50 climate leaders for her work making climate data accessible and meaningful.
In addition to her Executive Director position at Probable Futures, Alison is a Senior Fellow for Communications at Woodwell Climate Research Center, serves as Vice Chair of the Zeiterion Theater, an historic performing arts center in New Bedford, Massachusetts, and is an active member of the BMW Foundation’s Responsible Leaders Network.
Alison lives on the South Coast of Massachusetts with her husband, two children, and their beagle, Evie. When she isn’t helping people to imagine their climate futures, she enjoys listening to and singing along with music, running and hiking, and practicing yoga.

Learn about a real and practical AI Implementation Case Study at a 250-person interior design firm, where Stjepan, the founder of AI in AEC, helped the company save $4.5 million USD through optimizing their technology. Hear about some surprising insights on why BIM isn’t as needed as we might think, but AI and automation are. Stjepan will present his vision for the AEC as well as the 9-step process on practical AI implementation applicable to any AEC firm.
Biography
Stjepan is the founder of AI in AEC, a global training provider serving architects, engineers, and construction professionals in over 60 countries. Stjepan worked as a Constructing Architect at Europe's largest engineering practice Sweco, and as a Project BIM Lead in the world-renowned architectural studio BIG (Bjarke Ingels Group). AI in AEC maintains the world's largest database of AI tools for the AEC industry, the AEC AI Hub, accessible to everyone for free and recognized by more than 26k LinkedIn professionals.
